I, , hereby known as renter, agree to rent from Carl Wormood and Becky Masaryk , hereinafter known as owner(s), the Vacation Property located at 5332 Yankee Canyon Rd., Lake Isabella, CA 93240.
OUR WEBSITE AUTOMATICALLY EMAILS CONFIRMATIONS OF PAYMENTS, AND REMINDERS OF WHEN TO COMPLETE STEPS TO FINALIZE YOUR RESERVATION. PLEASE BE SURE TO CHECK YOUR SPAM FOLDER TO ENSURE YOU RECEIVE ALL AUTOMATED INFORMATION FROM OUR WEBSITE.
We accept payment via PayPal through our website. Payments by company or personal checks are only accepted well in advance of your arrival date to ensure funds clear our bank before your arrival.
OUR RENTAL PROCEDURE:
Step 1: Pending - Create a reservation good for up to 24 hours in order to ask others. This is only a one time courtesy we provide that expires if your rental deposit is not made within 24 hours, or sooner for same day reservations.
Step 2: Reserve - Please make your rental deposit within 24 hours to hold your reservation until your balance is due in the next step.
Step 3. Confirm - Pay the balance due for your stay 7 days before your arrival to confirm your reservation. This amount will include the remaining rental charges, cleaning fee, and county tax.
Step 4. Check-In - 3 days before your arrival, you must authorize a $ security deposit in order to obtain keys and/or combination information to access our property. Your security deposit is an authorization only and will be released, minus any extraordinary charges, within 7 days of your departure.
REASONS YOUR SECURITY DEPOSIT COULD BE CHARGED:
1. SMOKING INSIDE THE CABIN
2. DAMAGE OR THEFT OF CABIN OR CONTENTS
3. EXTRAORDINARY CLEANING CHARGES, INCLUDING CLEANING UP PET WASTE AND HAIR.
4. NOT RESPECTING QUIET HOURS BETWEEN 10PM AND 8AM - AND WE RECEIVE A COMPLAINT FROM A NEIGHBOR WHICH COULD RESULT IN A FINE.
5. OCCUPANCY OF MORE THAN 6 ADULTS SLEEPING AT THE CABIN (minors not included). GUEST IS 100% RESPONSIBLE FOR ANY FINES LEVIED BY KERN COUNTY CODE ENFORCEMENT FOR PROVEN OCCUPANCY OVER 6 ADULTS (visitors are allowed).
The balance of your rent must be paid in full no later than 7 days before your arrival date. Our website will automatically email daily payment reminders starting two weeks before your arrival date, until the rental charges are paid. Owners reserve the right to cancel your reservation if your rental payment has not been made one week prior to your arrival date, and if we have another guest interested in the same time slot. Your rental deposit will be refunded in full if this occurs.
CANCELLATION & REFUNDS
31 days or MORE before your arrival date = Rental deposit will be refunded less a $10 processing fee.
30 days or LESS before arrival = Forfeiture of entire rental deposit, unless cabin is re-rented for an equivalent period or greater.
All requests for PayPal refunds as a result of cancellation are subject to a 3% processing fee, or $10, whichever is greater.
Check-in time = 3:00 PM
Check-out time = 11:00 AM

There is a lock box on the front door of the cabin. The combination will be automatically emailed to you by our website or texted after your final Security Deposit is authorized.
In order to preserve the integrity of the home, we ask that it be occupied in a quiet and dignified manner, protecting the premises and its contents against damage, loss or theft with adherence to all the rules and regulations of the applicable Alta Sierra community and surroundings. Its property owners all inclusive will not be liable for any claims, suits, damages, costs, losses and expenses arising from injury to any person or property occurring on or about the premises relating to the rental of this property.

Tenants and all other occupants will be required to vacate the premises and forfeit all payments made for any of the following:
A. Occupancy exceeding the unit's maximum capacity of SIX (6) persons (NOT including minor children). This excludes visitors that registered guests have invited over for a temporary visit. Maximum occupancy only applies to those persons actually sleeping in the cabin.
B. Quiet hours are from 10PM to 8AM. Any noise that generates a complaint from a neighboring property will be dealt with as described in the "Disturbances" section below.
C. Use of tents, RV's, or any other outdoor sleeping accommodations on the property or the immediate vicinity without prior express permission from owner.
D. Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age.
E. Causing damage to the premises rented or to any of the neighboring properties.
F. Any other acts which interferes with neighbors' right to quiet enjoyment of their property.
G. Unauthorized access and/or tampering of any storage facilities located on or within the premises. These facilities are NOT included in this agreement and are exclusively used by owner.
H. A maximum of three vehicles are permitted during your visit. All vehicles must be parked on the property (as practical) and well clear of the street, so as not to impede neighborhood traffic or the snow plows in winter.
Please respect our neighboring properties. Trespassing, consistent loud noises, poorly controlled fires or animals, or other actions that generate complaints from our neighbors will not be tolerated. Should we receive a complaint from a neighboring property, the following is how you will be notified:
FIRST COMPLAINT: You will be given a warning by phone. If a phone call is not successful, you will be visited personally by our manager/representative and be responsible for a $50 “call-out” fee which will be withheld from your security deposit.
SECOND COMPLAINT: If you receive another warning call or service call fee, you will be blacklisted from renting any co-op controlled cabin in Alta Sierra.
THIRD COMPLAINT: Authorities will be called to the property for Disturbing the Peace under Penal Code 415, and you will be required to vacate the property in addition to forfeiting all rents and deposits.
You are welcome to use the fireplace, but please supply your own wood

The property must be vacated by 11:00 AM on the date indicated in order to make it available for future guests. Unless otherwise extended with agreement from manager, the owner or manager shall have the right to take immediate possession of the unit at check-out time. When checking out:
1. Turn off all lights and fans.
2. Lock all doors and windows.
3. Set thermostat to lowest setting.
4. Set refrigerator to lowest setting.
5. Please return the keys to the lock box and scramble the combination.
We do not provide telephone service at the cabin, however you can get reception from most major cell phone providers. Reception is best on the front porch, or on the street in front of the cabin.
Replacement cost: $10 each
Dogs are permitted with prior permission from the owner. Cats are not allowed. Any pets found inside premises without prior permission, or any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the lease and forfeiture of all renter's payments made. Renter also agrees to accept responsibility for cleaning up all dog waste on property.
Housekeeping service during an extended stay (multiple week stays) is available for an additional fee of $25 per hour. You must notify the manager when you would like the housekeeping completed. Housekeeping includes washing towels, linens, vacuuming, and making beds. It does not include personal items such as clothing. This housekeeping service is optional, and in addition to the normal departure cleaning fee.
The property will be inspected, sanitized and cleaned after your departure. The $ cleaning fee you have paid will provide for two and a half hours of normal cleaning so that you can enjoy your vacation up to the last moment. YOU ARE REQUIRED to leave the property in the same general condition that you received it by making sure, dishes are done and put away, and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be charged to your security deposit.
ADDITIONAL TERMS AND CONDITIONS
Please understand that this rental property is located in the wilderness and it is impossible to meet everyone's expectations of cleanliness. Conditions such as weather, dust, insects, cob webs, rodents, and equipment failure is sometimes beyond our control, but we will do our best to meet your needs. Please notify the Owner or Manger immediately if conditions are not satisfactory. Unsatisfactory conditions, especially reported after the fact, are not necessarily reason for termination of this agreement or refund of your deposit or rent.
By entering into this rental agreement, you hereby authorize the owners of the Roy's Cabin by the Laketo assess charges to your security deposit for theft, excessive cleaning, or damages beyond normal wear and tear. In the event that theft or damage occurs, or excessive cleaning is required, a detailed accounting and invoice will be sent to you.
The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
